Addressing local concerns

We are keen to provide further information on key aspects of the development that are of particular importance to the local community: construction management and flooding.

Below we set out how we are seeking to address these concerns from the outset.

Construction management

Ensuring a suitable development management plan

A construction environmental management plan is a condition of the Outline Application and will be submitted to provide details of the construction traffic routes and mitigation approaches to dust, noise and vibrations. It will also include information as to how the conditions of the existing road network will not be adversely affected by the temporary construction traffic.

Ahead of this some key information relating to construction management includes the following:

  • Construction hours being restricted to between:
    Monday to Friday: 8:00am – 6:00pm
    Saturdays: 8:00am – 1:00pm
    Sundays, Bank or Public Holidays: no construction
  • Notice boards on the site hoarding adjacent to the access gates containing the main point of contact for the construction project and the person responsible for the implementation of the construction management plan onsite. Contact details will include name, position, contact number, email and postal address of the site manager.

If the reserved matters application is approved, the construction management plan will then be enacted. It should be noted that no development shall take place, including any ground works or demolition, until this has been agreed.

Improved drainage

Sustainable drainage strategy to mitigate the impacts of flooding

To mitigate the impacts of the development on flooding, the applicant team are working closely with the Lead Local Flood Authority to design a scheme that not only works on the site and is future proofed from day one but also enhances the existing drainage measures.

The proposed drainage strategy introduces new Sustainable Drainage Systems (SuDS) features in the form of carefully designed drainage basins integrated into the landscaping.

The development’s drainage proposals, and the improvements to the existing drainage, will ultimately reduce the flood risk pressures on both the site and the surrounding area.
